23. How will the Murdock redevelopment initiative have a positive impact on the rest of the community?
Clearly, the Murdock Village redevelopment initiative provides a real and substantial opportunity to create a new economic and social hub and break the shackles of the excessively platted lands in Charlotte County [Click here to learn more about the problem of excessive platting.] Just as importantly, the redevelopment initiative provides several potential benefits to the community as a whole:
- an opportunity for a new and different type of mix of non-residential development and residential units other than single family homes on platted lots;
- an opportunity to engage in a redevelopment endeavor with the potential for repayment over time entirely from the redevelopment itself (for instance, the County staff and advisors have conservatively estimated that the taxable value will increase ten-fold as the project develops) ; and
- finally, the redevelopment initiative creates a real and substantial opportunity to reshape the economic and social core in the Murdock area and enhance a gateway to Charlotte County from the redevelopment area along Toledo Blade Boulevard to the I-75 exchange to the north.
All the foregoing provide real and tangible benefits to the community both now and in the future.
