Introduction

The Murdock Village Redevelopment initiative is a complex initiative by local government and will take several years to implement. The County Commission has embarked upon a flexible approach which seeks a willing and qualified redevelopment partner to achieve a vision for the Murdock Village Community Redevelopment Area. [Click here to view a map of the Murdock Village Community Redevelopment Area.] That vision is expected to address many of the problems resulting from the excessive and redundant platting in the area that have resulted in economic blight over the years. The term "blight" does not mean that Charlotte County is not a fantastic place to live; it is simply a planning and legal term that means a combination of several conditions which are present in Charlotte County and the Murdock Village Community Redevelopment Area. The conditions, which place enormous pressure on landowners and local government, include: (1) site improvements, subdivision infrastructure, roadways, or other structures and improvements arranged, built or constructed that are physically and functionally deteriorating or obsolete; (2) a predominance of defective or inadequate street layout, roadways, bridges resulting from aggressive platting in the past; (3) flat or stagnating assessed property values; (4) faulty past subdivision layout in relation to size, adequacy or accessibility; (5) the existence of faulty lot layout in relation to size, adequacy or usefulness; (6) inadequate or outdated building density patterns; and (7) the resulting diversity of ownership of thousands of vacant lots with rigid and outdated use restrictions that impair and impede creativity and innovation in the development of these areas that otherwise would be met by today's real estate development market.
