Rezonings & Comprehensive Plan Amendments

The comprehensive planning process is ongoing in order to maintain the plan's responsiveness to the evolving situation in the community. Amendments to the text of the Comprehensive Plan and large scale Future Land Use Map amendments over 10 acres in size or greater than 10 dwelling units per acre can be made twice a year. Small-scale future land use map amendments (less than 10 acres) can be made every month. Rezonings can also be made every month using a unified application. For all amendments to the Comprehensive Plan and rezonings, there are several stages in the review and approval process.
- Applications are due monthly to the Growth Management Department. (See schedule below)
- Staff reviews the applications and writes a report analyzing the impacts of the petition.
- In the following month, the Planning and Zoning Board hears the petition and makes a recommendation to the Board of County Commissioners.
- The petition goes before the Board of County Commissioners in the next month; the BCC makes the final decision on all Comprehensive Plan amendments and rezonings.
- For large scale plan amendments, the amendment is transmitted to DCA for Objections, Recommendations and Comments Report. Once the county receives this report, the petition goes before the boards for final adoption
