Interior Remodel - Commercial

Required Forms & Documents:

Notes:

A fee will be required at the time of application which will be applied towards the permit fee. Building, Fire, Electrical, Mechanical, Plumbing and Zoning reviews will be required.

Interior Remodel - Residential

Notes:

This type of permit will need to go through a Building Plan review. A pre-application fee will be required at the time of application and will be applied to the permit fee. Electric, Plumbing and Air Conditioning can be included with this permit.

  • Electric, Plumbing & A/C Roughs – if applicable
  • Electric, Plumbing & A/C Finals - if applicable
  • Building Final

L.P. Tanks

Required Forms & Documents:

Notes: A review will be performed by Fire. Any tank over 1,000 Gallons must go to Zoning also. An application fee will be required.

Cannot be done by owner-must use a licensed fire contractor.


Inspections Required:
  • Buried Tank Above ground tank
  • Pressure test product line
  • Tank and Tie Downs Tank and tank location
  • Fire Final

Lanai

Required Forms & Documents:

Notes: If constructed from aluminum, engineering will be required. An application fee will be required which will be applied toward the valuation and project specific inspection fees. Reviews will be performed by Right-Of-Way, Zoning and Plans Examiners.

All re-inspection fees must be paid before dispatching finals.


Inspections Required:
  • Slab - if applicable
  • Building Final - if applicable
  • ROW final - if applicable
  • Electrical Final - if applicable

Lawn Sprinkler

Can be issued using "On-Line Permitting"

Required Forms & Documents:

Notes: If sprinklers are located in the Right-Of-Way (ROW), a ROW inspection and an additional ROW fee will be required. No reviews are required for this permit and can be issued immediately. An Electrical permit will also be required if well pump is not existing.

Inspections Required:
  • Sprinkler Final 
  • Electrical Final - if applicable
  • Right-Of-Way Final - if sprinklers are located in the ROW.

Mobile Home Addition

Required Forms & Documents:

Notes: Engineering is required if aluminum. An application fee will be required which will be applied toward the valuation. Reviews will be performed by Right-Of-Way, Zoning and Plans Examiners.

Re-inspection fees and Termite Certificate must be received before finals are dispatched.


Inspections Required:
  • Plumbing Rough-PVC & Copper in, drain pipe test
  • Building Slab/Footings-may be more than one-Steel, Mesh, Visqueen in place, bug sprayed.
  • Building Rough-Tie down trusses and bearing walls, fill lintel downpours, trusses engineered, plywood down.
  • Electrical Rough-Boxes mounted, wire in place and cut in.
  • Building, Electrical, and Plumbing Finals required – Someone must be available for finals
  • Electrical Final--Someone must be available for finals.
  • Plumbing Final

Mobile Homes and Park Models

Mobile homes may be located only on property zoned for mobile homes. A building permit must be issued before placing the mobile home on the property. 

Required Forms & Documents:

Notes: Reviews will be performed by Addressing, Zoning, Building Plans, Right-Of- Way and Tree/Landscape. An application fee will be required which will be applied toward the valuation.

The following must be completed before finals will be dispatched: All Re-inspection fees paid, Impact Fee paid, Garbage Fee paid and Health Approval-if on septic.

The owner must apply for electrical service from the power company, and for water service, where available. 

Other than the homeowner, only a valid Charlotte County license holder may work on the property. No mobile home may be occupied until all inspections have been approved and a Certificate of Occupancy has been issued. 


Inspections Required:

  • Tie Down by mobile home manufacture specifications. (If in a flood zone an elevation approval is required.)
  • Electrical Rough-Frame ground, underground conduit with wire run from meter can to panel box of mobile home.
  • Elevation Approval - if in a flood zone
  • Plumbing Water-Underground from water service meter to Mobile homes.
  • Plumbing Sewer-Underground building drain to hookup.
  • Electrical Final
  • Plumbing Final 
  • HARV Final 
  • Right-Of-Way Final
  • Tree Final

Pilings

Required Forms & Documents:

Notes:

An application fee will be required which will be applied toward the valuation and project specific inspection fees. A Building Plans Review will be required.

Pole Barn

Required Forms & Documents:

Notes: If on 40 acres of land, no permit is required unless electric or plumbing is installed. An application fee will be required which will be applied toward the valuation. Reviews will be performed by Zoning and Building Plans.

Electric and/or plumbing may also be included at additional charges and require additional rough inspections and final inspections.


Inspections Required:
  • Framing
  • Footing
  • Roof Decking
  • Dry In 
  • Finals - if doing electric and/or plumbing you would also need your rough inspections for each and then finals

Pool - Above Ground

Required Forms & Documents:
Over the Counter Trade Permit - Combo

Notes: The following requirements must be met:

Must have a motor with a manufacturer approved electrical cord.

Outside outlet must be existing and on a G.F.I. circuit within distance of manufacturer approved cord. Use of extension cords are not permitted.

For pools 4' or higher, a ladder must either be removable, lock in an upright position or secured by protection according to the Standard Swimming Pool Code.

For pools under 4' in height, a 4' fence must secure the area. If electrical requirements are not met, an electrical permit will be required. If fence requirement is not met, a fence permit will be required.

Pool - Cage

Required Forms & Documents:

Notes: An application fee will be required which will be applied toward the valuation.

Reviews will be performed by Zoning and Building Plans. Cage Final must be called for and passed within 6 months of issuance of permit.

The Inspector has to enter the cage area, if personal belongings are present someone will have to be home at the time of the inspection.

Pool Heaters - Electric or LP Gas

Required Forms & Documents:

Notes: Depending if the heater is electric or LP Gas will determine the application and inspection. This permit is issued immediately. All re-inspection fees must be paid prior to finals. An electric pool heater permit can be issued on-line through on-line permitting.

Pool - Swimming

Required Forms & Documents:

Notes: An application fee will be required which will be applied toward the valuation. Residential pool permits require a Zoning, Right-Of-Way and Building Plans review. Commercial requires a Fire Review also.

Someone must be home if personal belongings are on the lanai or if the Inspector has to get inside.


Inspections Required:
  • Pool Steel (Not required if fiberglass)-All steel in place, bent & tied, grounding wires in place
  • Deck & Pressure-Forms up, footing steel in, slab reinforcement in, all grounding complete,piping in place with presure
  • Electrical Conduit-if applicable.
  • Swimming Pool Electric Final-may need electric underground.
  • Right-Of-Way Final
  • Swimming Pool Final

Plumbing  

Can be issued using "On-Line Permitting"

Required Forms & Documents:

Notes: This permit is issued immediately. For residential plumbing permits, you can issue your own permit through our on-line Permitting on our website.

Inspections Required:
  • Plumbing Rough-PVC & Copper in, drain pipe test 
  • Plumbing Sewer (If applicable)-connected to septic or sewer
  • Plumbing Water (If applicable)-connected from meter to house
  • Plumbing Final
