Commercial Change of Occupancy

  • Health Department approval form - if on septic
Notes:
  • This permit is required for any business moving into a new location.
  • A Local Business Tax Receipt will be required to pass your inspections. Please indicate the date that you would like your inspections. If the business is for a restaurant, you must have Health Department approval prior to the final inspections. A fee is required for the 3 inspections.
  • Re-inspection fees must be paid before a re-inspection is dispatched or the Certificate of Occupancy is issued.
  • The building should be open from 8:00 a.m. to 4:00 p.m. and, if any type of materials/belongings, etc. are in the unit, then someone must be present at the time of the inspections.

  • Storm Water Approval letter
  • Tree Application and Approved Landscape Plan
  • 3 signed & sealed surveys, less than one year old
  • 3 Sets of Site Plans
  • 3 Sets of signed & sealed Building Plans
  • 3 Sets of Truss layouts or roof framing plans

Notes:
  • New Commercial & Commercial Additions must be built by a licensed General Contractor. Building can be done by an Owner/Builder only if the owner occupies the building and the valuation is less than $75,000
  • Plan reviews are performed by Right-Of-Way, Addressing, Landscape, Zoning, Tree, Building, Fire, and Charlotte County Utilities.

A DRC Review (Development Review Committee) is required when:

  • Construction of Building 6,000 Sq. Ft. or More
  • Multi-Family - 6 Units or more
  • Planned Development
  • Subdivision or Development Located Within a Surface Water Protection District
  • Expansion of an existing development or building which would exceed the 6,000 Sq. Ft.
  • Building has a Drive Thru

The following must be completed before finals will be dispatched:

Construction Trailer

Demolition - Complete

Notes:
  • If Residential demolition, only Owner/Builder form required.
  • If Commercial demolition, the Owner/Builder and Owner/Builder for Asbestos Removal forms are both required.
  • Notice of Asbestos Renovation or Demolition (DEP Form 62-257-900(1)) to the State is required for commercial projects.
  • A contractor can only demolish what he is licensed to build.
  • A contractor must present a letter from the owner approving the demolition.
  • Exterior Demolition permits are issued immediately.
  • A Building Plans review is required for all interior commercial demolitions.
  • Final Inspections are done after site clean up.
