CHANGE IN CODE - DRC NAME CHANGE
Effective Date: 2/23/2009
Category: GROWTH MANAGEMENT - SITE PLAN REVIEW
Details:
Sectiion 3-9-5.1 of the Charlotte County Code was amended to change the Charlotte County Development Review Committee to the Charlotte County Site Plan Review Process.
Some of the important amended changes are as follows:
1. What projects will be subject to the Site Plan Review process?
All development projects except for single family homes, (single) duplex and triplex, must go through site plan review. This will ensure efficient review of all development within the county.
2. How are plans changes made and when can plans changes be submitted?
The process will no longer be quasi-judicial. The process will be similar to standard permit review. This allows for more flexibility in the review process and allows compliant and small scale projects to pass through the review process quickly.
3. Can final site plan review be conditional?
Currently, final approval may be conditional. The problem is that conditions are not always checked for completion until the applicant is at the end of the permitting process awaiting Certificate of Occupancy. In order to avoid problems at the end of the process all requirements will be met prior to permitting.
4. What is the period of validity?
The period of validity has been extended for final site plan review approval from one year to two years with no extensions.
