OPENING PROTECTION

Pursuant to House Bill 1A dated January 25, 2007

On January 25, 2007, Governor Crist signed into law House Bill 1A that, among other subjects, required opening protection. The Building Official had determined that all glazed openings, regardless of the number being replaced, would have opening protection when located within the Windborne Debris Region. (Impact resistant glazing or shuttering all openings, no longer enforcing the 25% replacement rule.)

From the effective date of this notice, the Building Department will revert to the FBC 2004 Article 507.3, and subsequent to that, FBC 2007 Article 608.1 commencing January 1, 2009. This has been brought on by the Department of Community Affairs. The essence of the change will require "For one- and two-family dwellings constructed under codes other than the Flordia Building Code and located in wind-borne debris regions, the replacement of garage doors and exterior doors with glazing, sliding glass doors, glass patio doors, skylights, and operable and inoperable windows within any 12 month period shall not be required to have opening protection but shall be designed for wind pressures for enclosed buildings, provided the aggregate area of the glazing in the replaced components does not exceed 25 percent of the aggregate area of the glazed openings in the dwelling or dwelling unit.
