STEMWALL DESIGN CRITERIA

Details:
Sec. 3-2-172 General Standards for flood hazard reduction.

Applies to all FEMA “A” & “AE” flood zone properties.

In all areas of special flood hazard the following requirements shall apply:

New construction and substantial improvements shall be designed and constructed using stem wall or deepened footer methods so as to minimize the amount of fill material used on site.

This ordinance approved September 23, 2003, and became effective for all residential permit applications on December 1, 2003.

Homes under contract prior to December 1, 2003 have until February 1, 2004 to make permit application under the previous guidelines. A copy of the contract, signed by the contractor and buyer, are required upon submittal.

GRADE NOTES:
All construction sites shall be graded to provide positive drainage with discharge to acceptable/approved roadside swale, greenway or canal as appropriate. No storm water shall be discharged to adjacent properties. Grading for onsite wastewater systems shall follow state regulations. See Stemwall Construction Design
